Airspace development is still surrounded by outdated assumptions. As engineers delivering Light Gauge Steel (LGS) modular rooftop extensions across the UK, we hear the same misconceptions time and again. So let’s set the record straight…
❌ Myth 1: “Steel frames are heavier than timber.”
✅ Fact: Our LGS frame can be in excess of 50% lighter than a timber alternative, while being significantly stronger. This often removes the need for heavy structural reinforcement to the existing building.
❌ Myth 2: “LGS modular is more expensive.”
✅ Fact: Focusing only on the frame cost misses the bigger picture. Faster installation, reduced site labour, fewer delays, and less structural strengthening mean projects are most-often more cost‑effective overall.
❌ Myth 3: “Steel systems struggle with funding and warranties.”
✅ Fact: This is a hangover from the 1970s. Funding and building warranties for LGS systems are readily available today, and we deal with them regularly. Crucially LGS is non combustible.
❌ Myth 4: “Modular means compromise.”
✅ Fact: Modular means precision. Fully designed, coordinated, and fabricated before site work begins – meeting the demands of the latest Building Safety Act.
❌ Myth 5: “It will take longer and disrupt residents.”
✅ Fact: A complex mansard rooftop frame can be installed in 2–3 weeks, versus up to three months using traditional methods — with minimal noise, no cutting, and no welding on site.
